UK Land Registry Fee Hike: Navigating the Changes with Schmidt & Schmidt

Starting 9 December 2024, the UK Land Registry will implement its first fee increase in over a decade, a move expected to generate an additional £27 million annually. The adjustment has sparked attention, particularly for its impact on the real estate sector, where access to accurate property information is crucial.

Key Changes to Land Registry Fees

One of the most significant increases will be for the Individual Register Check, which provides essential details about property ownership, restrictions, easements, and survey results. The fee will rise from £3 to £7, a more than doubling of the cost. This service alone, which is accessed approximately 6.7 million times annually, could now generate over £40 million per year, compared to its previous revenue of £20.2 million​.

Additional fee changes include:

  • Priority Searches: Increasing from £3 to £7
  • Index Map and Proprietor Name Searches: Doubling from £4 to £8
  • Land Charges Applications (Paper): Fees for searches and official copies will increase by £5-6​

Why the Increase?

According to HM Land Registry, the fee hike is driven by the need to accelerate its digital transformation and improve service delivery. The organization aims to modernize its processes, making it easier for users to access and interpret land data efficiently. This digital investment aligns with the growing demand for reliable property information, especially in the real estate and legal sectors.

Gemma Young, CEO of Moverly, emphasized the importance of access to detailed property data for potential homebuyers. "Preliminary extracts from the register may seem like a small expense, but they provide critical insights that help buyers make informed decisions and avoid significant financial losses," Young explained. This foresight can be invaluable, particularly when assessing potential issues such as structural integrity or nearby development risks​.
