Data on real estate and land in Egypt is stored in the unified state real estate register and bases of the General Geodesy Department.

The Register is under the jurisdiction of the Department of Land and Documentation of Egypt. The Cadaster is maintained by the General Geodesy Department.

The Land and Documentation Department is engaged in register maintenance, registration of transactions and other acts related to transfer of rights to immovable property. The Unified State Real Estate Register does not have an online version, and receipt of any information from it is possible only in the department’s office. It should also be known that the significant part of real estate objects of Egypt (first of all old buildings) are not listed in the register. As of 2005, approximately 10% of real estate in the country passed a complete real estate registration procedure.

Registers contain information about technical characteristics of real estate objects and rights to them.

Besides, one may obtain extracts from plans and maps of Egypt from data bases of the General Geodesy Department. Cadastral surveys of Egyptian lands has been performed since 1898. In order to obtain extracts from plans and maps, one must apply to the General Geodesy Department.

Extract from the register may be in a paper, and from cadasters - both in a paper and electronic form.

Extracts from the register and cadaster of Egypt may be used for:

  • confirmation of title to real estate
  • receipt of information about the real estate item
  • debt collection
  • analysis of prices for real estate
  • other commercial and analytical purposes

* some data may be unavailable for certain items, or may be provided for a fee.

Information about the possibility of obtaining an extract and the time for processing the request shall be specified individually.

Extracts from the Real Estate Register are provided subject to the laws of Egypt and to the Law on personal data protection.

The requests shall be processed within one business day. Courier delivery of the apostilled extract shall be paid additionally according to the courier tariff rates.

Legalization of extracts from Egypt

Egypt is not party to the Hague Convention cancelling requirements of diplomatic or consular legalization of foreign official documents. Thus, the apostilling procedure is not applied in Egypt. Documents compiled by authorities or with participation of Egyptian authorities and designed for use abroad shall be legalized in a consulate institution.
