Data on real estate objects in Thailand is stored in real estate registers.
The national real estate register of Thailand is under the jurisdiction of the Land Department. However, not all real estate is registered in it. The major part of objects is registered only in local authorities.
Land in Thailand may not be privately owned by foreigners, however it may be leased out for a long term.
Flats may be purchased in personal ownership by foreign citizens (less than half in an individual house).
Land ownership may be separated from ownership for real estate objects located on it.
A basic document confirming the right of land ownership is Chanote (official extract from the state register). It is not recommended that land plots be purchased without it.
Rights to flats are registered in house registers.
Real estate registration issue are regulated by the 1954 Land Code, law on condominiums, other regulatory acts.
Extracts contain basic information about technical specifications of real estate and rights to it.
Search in the registers is carried out by a title.
The main document provided from the real estate registers of the provinces of Thailand is a certified copy of the chanot-a document on the right to own real estate. This document is provided in Thai and contains basic information about the property:
- owners
- area
- cadastral plan
- registry entry number

Legalization of extracts from Thailand
Thailand is not party to the Hague Convention cancelling requirements of diplomatic or consular legalization of foreign official documents. Thus, the apostilling procedure is not applied in Thailand. Documents compiled by authorities or with participation of Thai authorities and designed for use abroad shall be legalized in a consulate institution.
